When Dennis started his Co-Living journey, he wasn't looking for the fastest way to grow...

...he was looking for 𝘵ℎ𝘦 𝘳𝑖𝘨ℎ𝘵 𝘸𝑎𝘺.

Over the past 15 months, Dennis has secured his 3rd Co-Living unit. His units now generate $8,300 in monthly cashflow.

When I asked him what made the difference, he shared his 3-Step Success Formula.

1. Follow the Checklist
His units were all selected for Open House because they followed the checklist.

2. Don't 𝗙𝗢𝗠𝗢
Take a look at his cashflow, lease terms, and security deposit. These are all great deals. They don't come often, but they do come when you're consistent and don't force yourself to take deals that aren't that great.

3. Enjoy your Property Journey
Fifteen months to get 3 units isn't amazing in terms of speed, but it's amazing to me because patience gets rewarded.

That's what impressed me the most.

People often ask me, "Why do you work so hard?"

Is it for the money, the properties, or the businesses?

Not really.

It's for moments like this, spending quality time with my family.

Building a business isn't glamorous. There were years of early mornings, late nights, missed dinners, and countless sacrifices. But every time I get to switch off and be fully present with my family, I'm reminded why I started.

To me, wealth isn't the goal. It's a tool that gives you choices.

Because one day, our children will grow up. They won't always ask us to hold their hands or look forward to family holidays.

At the end of our lives, no one remembers the meetings or deals we closed. Our loved ones remember the time we spent together.

That's the return on investment I'm chasing.

To me, that's what success looks like.

Can your condo by laws stop you from renting out your unit?

The answer is NO.

The Building and Construction Authority (BCA) has clarified that condo by-laws cannot restrict an owner’s right to rent out their property. Whether your tenant is a local family, an Employment Pass holder, an S Pass holder, or a Work Permit holder (subject to prevailing government regulations), the MCST cannot create by-laws that take away your legal right to lease your unit.

This is an important reminder that:
✅ Your property ownership rights are protected by law.
✅ MCSTs can regulate the use of common property, but they cannot make by-laws that override an owner’s right to lease their unit.

That said, this doesn’t mean all rentals are automatically allowed.

Owners and tenants must still comply with:

• URA’s minimum rental period
• Occupancy limits
• Immigration and housing regulations
• Any other applicable government requirements

Knowing your rights is just as important as knowing your responsibilities.

Most investors go for sitewalks and only look at the unit.

“How big?”
“What’s the PSF?”
“How much rent?”

But tenants don’t rent four walls.
They rent the environment around it.

During a recent sitewalk, I asked:
“Why is there an ATM here?”

People laughed.
“To withdraw money.”

But that’s not the real answer.

Banks don’t place ATMs where there’s no activity.

An ATM tells me there are businesses here.
People working here.
Transactions happening.

That means demand.

As investors, we need to learn how to read signals beyond the property itself.

Because vacant units don’t pay the bills.
Tenants do.

Next sitewalk, don’t just look at the property.
Look around.

You’re not buying four walls.
You’re buying into an ecosystem.

How do the rich buy property?

I think the biggest difference is their mindset.

Many people buy based on what they like...

Nothing wrong with that.

But wealthy investors often ask a different question:

"What is this property going to do for me?"

They see property as a tool to build wealth, generate cash flow, create a legacy, and grow their assets over time.

They don't just look at the property.
They look at the purpose behind it.

Another interesting observation: many wealthy people value privacy more than luxury.

And before they buy, they spend more time avoiding bad decisions than chasing the next great deal.

They think about risks, maintenance costs, exit plans, future demand, and how the property fits into their overall strategy.
